Terms and Conditions

Effective Date: February 17, 2026

1. Nature of Services
Omni Signing Services provides mobile notary and loan signing services. As a Florida Notary Public, I am a ministerial officer and cannot provide legal advice, draft legal documents, or explain the legal effects of your documents.

2. Identification Requirements
Per Florida Statute 117.05, all signers must be physically present and provide a valid, current government-issued photo ID (e.g., Driver’s License or Passport) at the time of the signing. Failure to provide proper ID will result in the cancellation of the appointment and a travel fee charge.

3. Fees and Payment

  • Notary Fees: Set in accordance with Florida state maximums.
  • Travel/Service Fees: Travel fees are separate from notary act fees and are earned once the Notary departs for the appointment.
  • Payment Terms: For private individuals, payment is due at the time of service. For Title/Escrow Partners, invoicing terms are [e.g., Net 30] unless otherwise negotiated.

4. Cancellation and No-Show Policy
Appointments must be cancelled at least [e.g., 2 hours] in advance. If the Notary arrives and the signing cannot proceed due to missing documents, lack of ID, or the signer being unwilling/unable to sign, a Travel & Administrative Fee of $25 will be charged.

5. Accuracy and Liability
While I strive for 100% accuracy, Omni Signing Services is not responsible for the contents or legal validity of the documents being notarized. Liability is limited to the amount of the notary fee charged for the specific transaction, except in cases of gross negligence.

6. Service Area
Primary service is provided in Hillsborough County, Florida. Travel outside this radius may incur additional mileage fees as permitted by the IRS Standard Mileage Rates.
